Camillus Heights Apartments – Construction started – to be completed by Early 2022
Project Information: The property is within the Town of Camillus, west of the Village of Camillus and the City of Syracuse in Onondaga County at 2795 West Genesee Turnpike in Camillus, NY 13031. It is a multifamily, mixed income housing project that will serve extremely low (below 30%) to moderate income (up to 80%) adults and families with one, two and three-bedroom apartments.
Camillus Heights Apartments will include new construction on vacant land that will include a total of 17 buildings: 16 residential buildings providing 60 housing units and one community building. The unit mix is as follows: 7 one-bedroom units, 32 two-bedroom units and 21 three-bedroom units. Public transportation will be available right onsite with per an agreement with Centro, the public transportation provider for Onondaga County.
Camillus Heights Apartments will provide sixty (60) housing units in 16 two-story buildings. Each apartment will have its own private entry with covered porch. The project will be energy efficient, include all energy star appliances and will meet the NYSERDA Low Rise New Construction Residential program requirements. The project will be smoke free. Smoking will only be permitted in designated smoking areas that meet the requirements of the smoking. The project will include an efficient, programmable forced air HVAC system providing central heating and air conditioning. There are no elevators in this project. The project will include 3 units (5%) that are accessible to households with mobility impairment and 2 units (2%) for individuals with a hearing and vision impairment.
The property is in a low crime area, with a well ranked school district in a quiet residential setting that is desirable to families. Highway access is available within 1.5 miles. The nearest commercial activity is along main street in the Village of Camillus, less than 1 mile to the north and east, where there is a grocery store, pharmacy, banks, restaurants, and local retail uses. The newly developed Township 5 Center in Camillus is approximately 4 miles from the site (a six-minute drive) and is also on the local bus route. Township 5 has a multitude of employment opportunities including restaurants, a movie theater, retail, a hotel, and Upstate Medical University just opened a 25,528 square foot medical center. The bus route also follows West Genesee Street (Camillus Commons) where a multitude of grocery stores, large retail stores, banks, pharmacies, medical facilities, and other services are located.
