Affordable Family Housing 101
Affordable housing accommodations are available in developments and communities across the nation. When researching how to take advantage, however, it’s easy to become overwhelmed by United States Department of Housing and Urban Development (HUD) requirements. Christopher Community, Inc. offers a helpful introduction to HUD rental assistance, giving you a head start toward a stable living situation that won’t strain your income.
Intro to HUD Rental Assistance
HUD administers five different rental assistance programs for low-income families. Together, these programs serve more than 4,000,000 families nationwide. They include:
- Public Housing Program
- Section 8 Housing Choice Voucher
- Section 8 Project-Based Rental Assistance
- Section 202 Supportive Housing for the Elderly
- Section 811 Supportive Housing for Persons with Disabilities
HUD programs vary in many important ways, from how assistance is provided to who is responsible for administering it. They share one key set of similarities, however – eligibility requirements. The five programs were standardized in the 1980s to use similar requirements for income eligibility, thus simplifying the process and helping you more easily find support for your family.
About HUD Eligibility
When the HUD determines a family’s eligibility, it examines their total income. Yours will qualify for aid if the family’s combined earnings are below a certain standard set by HUD. Instead of applying nationwide, HUD standards vary by region and are tied to the local median income.
Though designed to represent how the cost of living and average income both vary by location, these locally based standards can be confusing to recipients and administrators alike. Many people have called for changes in the current system, some of which have been made and are gradually being implemented. To learn more about local income eligibility, contact your municipality.
Keep in mind that eligibility is not a guarantee of aid. Due to funding limitations, these programs cannot serve every household that qualifies. If your family is eligible for rent assistance, you will be placed on a waiting list until there are funds available for you.
Minimum Rent Requirements
If you are selected for assistance, you’ll likely have to pay rent equal to 30% of your adjusted income. An adjusted income isn’t the family’s total earnings – instead, it is modified based on several factors that may impact your ability to pay. Adjustment factors include:
- Elderly and disabled family members
- Certain medical costs for chronic conditions
- Certain types of childcare expense
- And more.
Adjusted incomes are recertified annually, as are your required contributions toward rent. As a result, payments may shift over time to make rent more affordable during the most difficult years.
Securing a Living Space
Of course, securing affordable housing doesn’t end with eligibility or even being selected for assistance. You must also locate a living space. Many affordable housing developments have more interest than availability. As a result, it’s best to apply to many properties and increase your chances. Applying is often simple, with the ability to easily view details about various apartment complexes and rental homes online. Then, you can submit a common application before contacting the on-site manager.
